Maungārongo - Toi

Maungārongo by Ockham at Carrington Road will consist of numerous residential and associated supporting (e.g. car parking, commercial) buildings to be built on a wider site over the next couple of years. The first instalment of the development will consist of two buildings, Building 3 (green brick veneer) and Building 4 (red brick veneer).

Challenges & Solutions

Building 4 is a ten storey building with commercial tenancies and support areas on the ground floor, whereas upper floors are apartments. Building 3 is a similar seven storey building. Both buildings have a single egress stairs which dictates the occupancy and design methodology.

Results

By assessing both buildings separately, we were able to design Building 3 within the Acceptable Solutions - C/AS2 framework and thus reduced design cost and timeframe. Building 4 required to be assessed using the Verification Method -C/VM2 approach as egress height exceeded 25m. With this approach there were no design design constraints and allowed flexibility.
