Challenges & Solutions
The development required future flexibility where the building can be split into two or three tenancies to suit future tenants. With open mezzanines, and to allow for racking we assessed using the Verification Method -C/VM2 framework. With utilising natural ventilation and computer modelling, we were able to design for future proofing without the need to use sprinklers to protect the building.
Results
This allowed us to have no fire rating to the inter-tenancy walls, thus allowing the building to be split into two or three tenancies as required by the tenant.
